FSBO. It’s a term that most real estate agents cringe when hearing, but it can be an attractive option for sellers looking to sell their home without the high commission fee of a realtor. Still wondering if you should FSBO? Read on and get informed about the risks!

There are a number of benefits to selling your home on your own. You’ll have more control over the process and you won’t be paying an agent commission fee, so if you sell for asking price or close to it, that can result in some serious savings!

You may also find FSBOs easier because they ’re not as obligated to adhere to the timelines set forth by an agent. With that said, there are a number of risks and drawbacks you should be aware of before pulling the trigger on FSBOing your home.

– You’ll have less control over how your property is shown with no access for agents or lockboxes (or access to those features that are available).

– You’ll have less experienced professionals working on your behalf. What if the person showing your home has never sold a house before?

– You’ll have to take on the role of a real estate agent, which can be tricky if you don’t know what you’re doing. How will you handle scheduling showings? What should your asking price be and how do you list it in an appealing way (that doesn’t just scream “I’m not a realtor!”)?

– You’ll have to do the work of an agent. No more showing up for open houses, answering questions about your listing or coordinating showings — you’ll need to take on all those things yourself!
